River North
River North had the strongest pricing: a median of 100.0% of last list, with 54% of units selling at or above list. It also has the most supply relative to sales, at 5.6 months. 401 N Wabash alone holds 50 active listings, 7.5% of all Near North inventory.
Streeterville
Streeterville had the most closings (72) and the most inventory (272 active). It was also the slowest, at 41.5 days on market, and the median active listing has been on the market 97 days. Median sold price was $585,000, the highest of the three.
Gold Coast
The Gold Coast was the fastest and tightest, at 17 days and 3.0 months of supply. Median sold price was $400,000. Speed didn't mean full price, though: 67% of Gold Coast units sold below last list.
