What to Fix, Update, and Do Before Listing Your Chicago Home or Condo

Ready to sell?

Before the sign goes up and the photos are taken, the work you do right now — in the weeks before listing — can be the difference between a fast sale at asking price and a listing that sits. Whether you own a vintage greystone in Lincoln Park, a high-rise condo in Gold Coast, or a classic two-flat in Wicker Park, the same principle applies: buyers are paying for a feeling as much as square footage.

Here's what I tell every seller I work with.

Start With a Buyer's Eye — Not an Owner's

Walk through your home as if you've never seen it. Better yet, ask a trusted friend to do it for you. You'll notice things you've tuned out: the scuff on the baseboard, the dated light fixture in the hallway, the faucet that takes three turns to shut off. These small details signal to buyers that a home hasn't been maintained — even when it has.

The High-Impact, Low-Cost Fixes

Not every improvement requires a contractor. Focus here first:

  • Fresh paint. Neutral tones make spaces feel larger and allow buyers to project themselves into the home. This is the highest ROI update you can make.
  • Deep clean everything. Grout, baseboards, inside appliances, windows. Especially in condos where square footage is at a premium, clean reads as larger.
  • Replace outdated hardware. Cabinet pulls, door handles, and light switch covers are inexpensive and immediately modernize a kitchen or bathroom.
  • Address deferred maintenance. Fix that dripping faucet, the sticky door, the cracked tile. Buyers notice, and so do inspectors.

What's Worth Spending More On

If your kitchen or bathrooms are significantly dated, targeted updates — not full renovations — can move the needle. New countertops, updated light fixtures, or a refinished tub are often worth the investment. For luxury properties in neighborhoods like River North or Streeterville, buyers have higher expectations, and the staging and presentation bar is set accordingly.

If you own a historic Chicago property, preservation matters. Don't cover original millwork or refinish hardwood floors in a tone that clashes with the era of the home — these are often the very features buyers are paying a premium to own.

Don't Skip the Curb Appeal

In Chicago, this means power-washing the front steps, freshening up landscaping, and ensuring your entryway is clean and welcoming. First impressions are formed before a buyer ever opens the door.

The Bottom Line

Pre-listing preparation isn't about perfection — it's about removing objections. The goal is for buyers to walk in and think about where their furniture goes, not what they'll have to fix.

If you're thinking about listing and want an honest conversation about exactly what your home needs — and what it doesn't — let's talk.

What Upgrades Matter Most to Luxury Buyers in 2026? (And What’s a Waste)

What Upgrades Matter Most to Luxury Buyers in 2026? (And What's a Waste)

Upgrades Luxury Buyers Will Pay More For in 2026

Luxury buyers in 2026 are choosier than ever. They’ll pay a premium for homes and condos that feel turn-key, quiet, healthy, and intelligently designed—but they’re far less impressed by flashy upgrades that feel personal, dated, or hard to maintain. If you’re preparing to sell in a luxury price bracket, the smartest strategy is to invest in upgrades that improve daily living and photograph beautifully, without locking the home into a trend.

Kitchen Renovations That Actually Add Value

Luxury buyers want a kitchen that feels current and cohesive: high-quality cabinetry, stone counters, excellent lighting, and a clean appliance package that matches the level of the home. What they don’t reliably pay for is “bling for the sake of bling”—hyper-expensive appliances or niche features that don’t match the building or neighborhood price point. In resale terms, smaller, high-impact kitchen improvements tend to outperform ultra-upscale gut jobs.

Bathroom Upgrades That Move Luxury Buyers

Bathrooms are a decision-maker because they’re personal and daily. Buyers pay extra for walk-in showers, double vanities, great ventilation, and finishes that feel calm and elevated. Wellness signals matter: heated floors, great water pressure, quiet fans, and lighting that looks flattering (not harsh). The goal is “hotel good,” not “showpiece weird.”

Why Continuous Flooring Is a Luxury Signal in 2026

One of the clearest luxury signals right now is consistent flooring—especially wide-plank wood or high-end engineered wood with a matte finish. If you already have hardwood, refinishing can be a high-ROI move. The buyer experience you’re aiming for is seamless: no choppy transitions, no mismatched stains, no tired carpet in one wing and wood in another.

How Lighting Affects Luxury Home Value

Luxury is emotional, and lighting is one of the fastest ways to change how a space feels. Buyers respond to layered lighting: recessed + decorative + under-cabinet + dimmers. Updated fixtures matter, but the bigger win is warmth, consistency, and control—so every room photographs well and feels expensive at night.

Smart Home Tech Worth Installing Before You Sell

Luxury buyers love smart tech when it’s integrated and simple. A single “brain” (like a professional-grade system) that controls lighting, climate, security, audio, and motorized shades feels premium—especially in condos with floor-to-ceiling glass where shades are a comfort and furniture-protection feature. What buyers don’t want is a patchwork of apps, aging wall panels, or gadgets that feel like a future service call.

Home Upgrades That Are a Waste of Money in 2026

  • Over-custom built-ins that only work for one person’s lifestyle
  • Trend-locked finishes (bold patterns, extreme colors, “statement everything”)
  • Tech that feels complicated, unsupported, or visibly dated
  • Overspending on ultra-high-end appliances when the rest of the home isn’t at that level

What to Prioritize Before Listing Your Luxury Home

If you want the best return in 2026, think like a luxury buyer: invest in kitchens, baths, flooring continuity, lighting, and streamlined smart comfort. Skip the ego upgrades. The goal is a home that feels modern, calm, and easy—because that’s what buyers pay extra for.
